Was erwartet dich?
- Du bist verantwortlich für den Grundstücksankauf und die Projektentwicklung
- Du identifizierst, bewertest und akquirierst geeignete Grundstücke für Neubau- und Entwicklungsprojekte
- Du gehst sicher mit Bebauungsplänen, Baurechten, Wirtschaftlichkeit und Projektpotenzialen um
- Du führst fundierte Standort-, Markt- und Wettbewerbsanalysen durch
- Du erstellst Kaufpreisindikationen, Kalkulationen und Ankaufsstrategien und führst Verhandlungen mit Eigentümer:innen, Makler:innen, Kommunen, Behörden und weiteren Stakeholdern
- Du steuerst den gesamten Ankaufsprozess bis zum Notartermin und baust ein belastbares Netzwerk zu Eigentümer:innen, Makler:innen, Kommunen und Multiplikator:innen auf
- Du bist verantwortlich für den Globalverkauf an Großinvestor:innen und Paketverkäufe und pflegst langfristige Beziehungen zu Investor:innen, Family Offices, institutionellen Anleger:innen und Projektkäufer:innen
- Du positionierst und vermarktest komplette Projektvolumina oder größere Einheitenpakete strategisch und entwickelst Verkaufs- und Pricing-Strategien unter Berücksichtigung von Markt- und Kapitalmarkttrends
- Du führst komplexe Vertragsverhandlungen (LOI, Term Sheets, Kaufverträge) und bereitest Präsentationen für Investor:innen, Banken und interne Entscheidungsgremien vor
- Du übernimmst die Gesamtverantwortung für den Einzelvertrieb von Eigentumswohnungen über alle Projektphasen und entwickelst und steuerst die Vertriebsstrategie je Projekt
- Du koordinierst und erstellst alle vertriebsrelevanten Unterlagen (Teilungserklärung, Abgeschlossenheit, Baubeschreibung, Grundrisse, Kaufverträge) und stimmst dich mit Notar:innen, Architekt:innen, Behörden und Fachplaner:innen ab
- Du betreust Kaufinteressent:innen bis zur notariellen Beurkundung und entwickelst und setzt zielgruppenorientierte Marketing- und Vertriebsstrategien um
- Du konzipierst hochwertige Vermarktungsunterlagen (Exposés, Präsentationen, Verkaufsunterlagen) und steuerst externe Dienstleister:innen (Marketing, PR, Online)
- Du analysierst Vertriebskennzahlen, KPIs und Markttrends zur kontinuierlichen Optimierung und führst, entwickelst und motivierst das Vertriebs- und Marketingteam
- Du arbeitest eng mit der Geschäftsführung, Projektentwicklung, Bau und Controlling zusammen und berichtest regelmäßig und transparent über Vertriebsfortschritt, Pipeline und Marktchancen
- Du trägst die Verantwortung für die Erreichung von Vertriebs-, Umsatz- und Unternehmenszielen

Was solltest du mitbringen?
- Du hast mindestens 8 Jahre Berufserfahrung im Immobilienankauf und -vertrieb und nachweisbare Erfolge im Grundstücksankauf, Projektvertrieb und/oder Globalverkauf
- Du verfügst über ein sehr gutes Netzwerk zu Investor:innen, Makler:innen, Banken und weiteren Multiplikator:innen
- Du hast Führungserfahrung und Freude an der Entwicklung von Mitarbeitenden
- Du trittst sicher, souverän und vertrauensvoll gegenüber Eigentümer:innen, Investor:innen und Partner:innen auf
- Du besitzt ausgeprägte Kommunikationsstärke, Verhandlungssicherheit und Abschlussorientierung
- Du denkst unternehmerisch, arbeitest lösungsorientiert und bist hoch verlässlich
- Du bist teamfähig, loyal und identifizierst dich mit den Werten eines Familienunternehmens
- Du hast sehr gute Marktkenntnisse im Raum Köln + ca. 100 km Umkreis

What do I have to consider if I am not from Germany?
Please make sure to provide all necessary documents within your Workwise profile. It should include an EU work-permit (if you have no EU citizenship) and a CV at least. Depending on the position you are applying to, you could also be asked for a certificate of enrollment, a transcript of records or a language certificate.
