Technischer Objektmanager in der Immobilienbranche (m/w/d)
Was erwartet dich?
- Du bist erste Ansprechperson für alle technischen Fragen für die betreuten Immobilien und stellst die Einhaltung gesetzlicher Aufgaben sicher
- Du planst notwendige Instandhaltungs- und Instandsetzungsbudgets in Abstimmung mit der Bereichs- und Teamleitung und koordinierst Instandhaltungs- und Instandsetzungsmaßnahmen inklusive Kosten- und Fristenkontrolle während der Umsetzung
- Du übernimmst die Kontrolle und Rechnungsprüfung der laufenden Instandhaltung und Kleinreparaturen bis 2.000 EUR, planst, beauftragst und kontrollierst die Durchführung von Baumaßnahmen ab 2.000 EUR und überprüfst Angebote und Rechnungen unter Beachtung der Eigentümerinteressen
- Du führst (Teil-)Projekte in Abstimmung mit dem Asset Manager (m/w/d) durch, berätst das kaufmännische Asset Management zu technischen Kosten- und Umsetzungsrisiken und berätst bei Objektankäufen
- Du bist für die jährliche Abstimmung der Instandhaltungspläne, Budgetierung und Kontrolle des Objektbudgets sowie die turnusmäßige Überprüfung des Gebäudebestands und Erstellung von erweiterten Instandhaltungsplänen verantwortlich

Was solltest du mitbringen?
- Du verfügst über eine erfolgreich abgeschlossene technische Ausbildung bzw. ein bautechnisches Studium z. B. in der Fachrichtung Bauingenieurwesen oder eine gleichwertige Qualifikation und hast idealerweise Berufserfahrung
- Du bezeichnest dich als Teamplayer (m/w/d) mit einem hohen Maß an Eigeninitiative, Zuverlässigkeit, Durchsetzungsvermögen und einem sicheren und kundenfreundlichen Auftreten gepaart mit einer selbstständigen, gründlichen und konzeptionellen Arbeitsweise auch bei erhöhtem Arbeitsanfall
- Du zeigst eine ausgeprägte Affinität für bautechnische Prozesse sowie ein Grundverständnis für kaufmännische Prozesse
- Du zeichnest dich durch Verhandlungsgeschick sowie Kommunikationsstärke und Teamgeist aus

I don't think I meet all the requirements. Can I still apply?
What do I have to consider if I am not from Germany?
Please make sure to provide all necessary documents within your Workwise profile. It should include an EU work-permit (if you have no EU citizenship) and a CV at least. Depending on the position you are applying to, you could also be asked for a certificate of enrollment, a transcript of records or a language certificate. We would also recommend to inform yourself thoroughly in advance about visa regulations. Therefore you can use the official visa navigator from the Federal Foreign Office.
